Design & Architecture
Ayã is the work of two Cypriot firms — architecture by M+N Mita & Associates, interiors by AT Design Studio — and the pairing shows. Rather than defaulting to the marble-and-glass formula so many new Mediterranean resorts reach for, the design leans on natural materials and texture, with Mykonian and Indonesian influences running through the palette. It reads as considered rather than showy — closer in spirit to a boutique retreat than a resort of this scale usually manages.
Rooms & Suites

Ayã keeps things tight: 48 suites in total, from garden suites with private plunge pools through to a smaller number of overwater bungalows extending out above the pool itself. It's a boutique scale by design — even with an events venue and full dining programme on-site, the resort never risks feeling crowded.
Dining & Gastronomy

The main restaurant draws on both Greek and Cypriot produce, built around seasonality rather than spectacle — though there's tableside theatre too, with some dishes finished and assembled in front of guests. For something lighter, there's a poolside sushi bar running through the day. It's a menu that trusts good ingredients rather than over-engineering them.
Spa & Wellness

Ayã's spa and gym haven't opened yet — they're slated for 2027, so wellness here is more about atmosphere than treatment menus for now. In the meantime, guests get the slower pace of the pool, the quiet of Ayia Thekla itself, and dining built around seasonal, unhurried meals rather than a structured wellness programme.
Pool & Leisure

The centrepiece is the pool: a 3,000m² stretch of water that anchors the whole property, with many suites positioned to open directly onto it. It's an ambitious piece of design, and it does the job most statement pools fail at — it actually pulls you outside rather than just photographing well from a balcony.
The Destination

Ayia Thekla lives in the shadow of Ayia Napa, and that's the point. The beach here is quieter and less built-up, while Ayia Napa's restaurants and nightlife remain a short drive away for anyone who wants them.

It's smart positioning — seclusion by day, options by night, without giving up either.
Our Verdict
At a Glance
This is the first in a new First Look series — early coverage of noteworthy new openings, ahead of an on-site stay.
Where: Ayia Thekla, Cyprus — a quieter stretch of coast a short drive from Ayia Napa.
Who it's for: Couples looking for an adults-only, design-led escape rather than a large family resort.
What to expect: A boutique-scale property (48 suites) built around a striking 3,000m² central pool, Greek-and-Cypriot dining, and a dedicated events space for weddings and celebrations.
Standout feature: The pool itself — a genuine architectural centrepiece that most suites are positioned to open directly onto.
Worth knowing: Opened April 2026, so still early days — how service holds up once the initial buzz settles is the real test, and one only an on-site stay can answer.
Our take: Strong fundamentals and a genuinely different proposition for the island. We'll be back with a full, first-hand review once we've stayed.
